Apart from carrying out the Building Inspection and organising the Timber Pest Inspection

  • John can organise for an independent Structural Engineer/Foundation Engineer inspection to be carried out if cracking or settling or movement has been detected. The engineer will determine whether or not excessive or unusual movement has occurred and whether or not stabilising of any foundations is required.
  • The Engineer can also look at root growth from trees if they are growing closer than recommended to any building elements like foundations to determine whether or not trees should be removed and/or root growth barriers be installed.
  • A positive report from an engineer will help you with your decision about the purchase and may prove to be a valuable aid when the property is to be resold in the future. Any cracking/settling/movement indicators will never go away.
  • John can organise for an independent pool technician to inspect the pool pump and filter and motor and pipework arrangements at the same time as the building inspection.
  • John can also organise for an independent Pool Safety Technician to carry out a pool area safety compliance inspection.
  • All by appropriately licensed and insured contractors.

It is strongly recommended that the following inspections and reports be obtained from appropriately licensed and insured contractors where required prior to any decision to purchase the property and or before settlement. Obtaining these reports will better equip you as a purchaser to make an informed decision.
